Job size — smaller rooms carry a minimum job fee, which naturally pushes up the per-m² rate; bigger open-plan homes work out more efficient per square metre
Condition of the existing floor — this is the light refresh / standard restoration / heavy restoration call above. A light refresh is a different job to deep scratches, water damage, old gummy coatings, or gaps that need punching and gap filling
Timber species — Hoop Pine, Spotted Gum, Blackbutt, and Ironbark all sand and finish a bit differently
Staircases — priced separately, per riser/tread rather than by square metre, since stairs take more handwork and scraping and just don't measure well as m² — happy to quote these on the day

How Long Does It Take?

The Red Flags in Cheap Quotes
You'll see operators advertising rock-bottom per-metre rates. Here's what those numbers usually leave out — and what to check before you sign anything:
What's excluded. The headline rate often covers the sand only — coats, edging, prep and furniture handling appear later as extras. Ask for the all-in figure in writing.
No QBCC licence. Check the licence number on the QBCC register. Ours is 15343047 — look it up. Unlicensed work can void your insurance.
No insurance. Ask for proof of public liability before the job, not after.
Solvent-only finishes at the cheap end. Bargain quotes almost always mean the cheapest solvent coating — high odour, days out of the house, not what you want with kids or pets at home.
No named machinery or products. "Professional equipment" means nothing. We run Lagler machines with Festool dust extraction and coat with Bona, Berger Seidle, Loba and AquaGOLD — ask any sander to be that specific.
