Original floors reaching refinish age
If your home was built in the 90s or 2000s boom years and still has its original timber floors, there’s a good chance they’ve never been professionally sanded and polished — just cleaned and maintained over the years. That’s completely normal, but timber floors do eventually need a proper refinish to bring back their finish and protect them for the next couple of decades.

Staining, lime washing and finishes
If you're after a particular look — richer tones for a classic feel, or something lighter and more coastal — we apply custom test samples directly on your floor during the job, so you can see the true colour on your actual timber before committing to a finish.

Not necessarily. Some floors just need a fresh coat if the timber underneath is still in good condition. Others need a full sand back to bare timber. We’ll assess the actual wear before recommending anything, rather than assuming the worst.

Most homes take 3–5 days from start to finish, including drying time between coats. We’ll give you a proper timeframe once we’ve seen the floor.

You don’t have to move out, but you won’t be able to walk on freshly coated floors for a period while they cure. We’ll talk you through the timing so you can plan around it.
