Floor Sanding & Polishing in Narangba
Dyna Floors has been restoring timber floors across Brisbane since 2012, and Narangba is one of the north-side suburbs we know well. As the largest suburb in the north Brisbane corridor, Narangba is mostly detached family homes — and a lot of that housing stock dates back to the estate developments of the 1990s and 2000s, which means plenty of original timber floors are now reaching the age where they’re due for their first proper sand and polish.
For Narangba homes, floor sanding costs $45–$90/m² on average, with most jobs at $55–$75/m².

Original floors reaching sanding age
If your home was built in the 90s or 2000s boom years and still has its original timber floors, there’s a good chance they’ve never been professionally sanded and polished — just cleaned and maintained over the years. That’s fairly normal, but timber floors do eventually need a proper sand and polish to bring back their finish and protect them for the next couple of decades.
If you’re not sure whether your floors need a full sand or just a fresh coat, we’re happy to take a look and give you an honest answer.
We look after Narangba’s outdoor timber too — the deck sanding page covers it.
Staining, lime washing and finishes
If you're after a particular look — richer tones for a classic feel, or something lighter and more coastal — we apply custom test samples directly on your floor during the job, so you can see the true colour on your actual timber before committing to a finish.
For the coating itself, we offer raw/ultra-matte, satin, semi-gloss and high-gloss options, in both non-toxic and low-VOC systems. Read more about our non-toxic and low-VOC finishes.

Frequently asked questions
-
Not necessarily. Some floors just need a fresh coat if the timber underneath is still in good condition. Others need a full sand back to bare timber. We’ll assess the actual wear before recommending anything, rather than assuming the worst.
-
Most Narangba homes take 3–5 days start to finish, including drying time. Newer estate homes with straightforward floor plans are often on the quicker end — we'll confirm once we've assessed yours.
-
Usually, yes — Narangba’s layouts often let us do living areas and bedrooms in stages so you’re never locked out of the whole house. We’ll map the sequence and re-entry times before starting.
-
Hard-wearing water-based polyurethane — we use Bona, Berger Seidle and Loba systems that take kids, pets and furniture traffic in their stride. Satin is the most forgiving sheen for hiding everyday wear.

Same honest range as all our work: $45–$90/m². Narangba’s newer family homes usually mean floors in good structural shape, so many jobs land in the light-to-standard tiers — the cost guide shows exactly what separates them.
