Yes — stairs are priced separately per riser/tread rather than by square metre, since they involve more handwork and detail than floor sanding. We're happy to quote stairs alongside your floor job or as a standalone project.

A recoat is a lighter service for floors where the existing finish is only lightly worn — we clean and lightly prepare the surface before applying a fresh coat, without sanding back to bare timber. A full sand and polish removes the entire existing finish and takes the floor back to bare timber, needed for deeper scratches, old coatings, or colour changes. We'll assess your floor and recommend which one actually suits it.

Solid timber floors are made from a single piece of timber all the way through, so they can typically be sanded back multiple times over their lifetime. Engineered timber floors have a thinner layer of real timber over a plywood base, so they can usually only be sanded once or twice, depending on how thick that top layer is.
