Floor Sanding & Polishing in Jindalee

Water damage and flood-affected floors
Jindalee’s proximity to the Brisbane River means a fair few homes in the area have dealt with water-affected timber floors at some point, whether from a major flood event or simply rising damp in a low-lying block. Water damage doesn’t always mean a full floor replacement — many boards can be saved with the right sanding and re-coating approach once they’ve properly dried out. If you’re not sure whether your floor is salvageable, we’re happy to take a look and give you an honest assessment before you spend money on anything.
What we offer Jindalee homeowners
Floor sanding — removing old finishes, water stains, scratches, and general wear back to bare timber
Polishing — a durable, professional finish using Bona coating systems
Staining — custom colour matching to suit your home, using Berger Seidle and Loba products
Restoration — for older or damaged floors that need more than a standard sand and polish.
For the coating itself, we offer raw/ultra-matte, satin, semi-gloss and high-gloss options, in both non-toxic and low-VOC systems. Read more about our non-toxic and low-VOC finishes.
Backyard decks are half the work out this way — see deck sanding and re-coating for how we do them.
Nearby, we also service Toowong, Paddington and Ipswich — see the cost guide for what shapes a price.

Frequently Asked Questions
-
It depends on how deep the water got and how long the boards sat wet. Cupping or minor staining can often be sanded back and re-coated. Boards that have swollen, warped badly, or gone soft usually need replacing in sections. We won't know for sure until we've had a look, and we'll always tell you honestly if sanding isn't going to fix it.
-
Most homes take 3–5 days from start to finish, including drying time between coats. Bigger jobs or full restorations can take longer — we'll give you a proper timeframe once we've seen the floor.
-
Usually, yes — we can sequence rooms so you keep use of part of the house, and give exact re-entry times after each coat. Most Jindalee families stay home for a standard sand and polish.
-
Hard-wearing water-based systems from Bona, Berger Seidle and Loba — low-fume, quick-curing, and matched to how each home gets used. Satin is the most popular pick for busy households.

$45–$90 per square metre depending on condition. Jindalee’s 70s and 80s homes usually have solid, straightforward floors that sit in the standard tier, unless water damage or previous DIY coatings add restoration work. The cost guide covers the tiers in detail.

Less than most people expect. We use Lagler sanding machines paired with Festool dust extraction, which captures the bulk of the dust as we go rather than letting it settle through the house. There’s always some fine dust that comes with any sanding job — that’s just the nature of the work — but it’s a fraction of what old-school sanding used to kick up, and we keep the work area as contained as possible throughout.
