It depends on how deep the water got and how long the boards sat wet. Cupping or minor staining can often be sanded back and refinished. Boards that have swollen, warped badly, or gone soft usually need replacing in sections. We won't know for sure until we've had a look, and we'll always tell you honestly if sanding isn't going to fix it.

Most homes take 3–5 days from start to finish, including drying time between coats. Bigger jobs or full restorations can take longer — we'll give you a proper timeframe once we've seen the floor.

You don't have to move out, but you won't be able to walk on freshly coated floors for a period while they cure. We'll talk you through the timing so you can plan around it.
