The floors in Mount Gravatt homes
Mount Gravatt is a post-war suburb with a heavy build-out through the fifties and sixties, and a second wave of raising and building under from the nineties onward.
That gives you three floors we see over and over:
Original strip flooring under carpet. Brush Box, Blackbutt or mixed hardwood, laid when the house went up. Often never polished. These come up beautifully.
Eighties and nineties polyurethane. Amber, gone yellow, sometimes flaking at the doorways. Needs a full sand back rather than a re-coat.

Between tenants and before a sale

No. We sand and polish real timber — solid boards, parquetry and engineered timber with enough wear layer. If you have a floating laminate floor we will tell you on the phone rather than charging for a visit.
