What it costs in Tarragindi

Access on a steep block
Tarragindi runs up and over the ridge, and the houses follow. A belt sander weighs what it weighs, the edger and the dust extractor come with it, and every one of those has to go up the stairs and come back down at the end of the day.
What we check before quoting:
The driveway. Where the ute parks and how far the gear has to be carried.
The stairs. Width, turns and landings. A tight dogleg changes the day.
Power. Big machines need proper supply, and older Tarragindi homes do not always have it at the point we need it.
The path out. Dust extraction hoses have to run somewhere.

The floors themselves
Tarragindi houses are mostly post-war and early sixties, with a heavy run of raising and building under since. The floors are typically tongue-and-groove hardwood — Brush Box, Blackbutt or a mixed hardwood — and they are usually flat, sound and straightforward once we are set up.
The common finds are old lino glue in the wet areas, tack strip holes around the perimeter, and patched openings where a staircase or a wall was moved during a build-under. We cut matching recycled timber into repairs board by board so they blend under the finish.
