Floor Sanding & Polishing in Holland Park
Holland Park sits about ten minutes from our door in Upper Mount Gravatt. It is post-war Brisbane at its most solid — chamferboard and tin along the ridge streets off Logan Road, workers cottages down through the gullies, and a lot of homes raised and built under over the last twenty years.
Under the carpet in most of them is hardwood strip flooring that has never been polished, or a floor last done back in the eighties. Holland Park West runs the same way, and we cover both.
Most Holland Park floor sanding jobs land around $55–$75/m², with the full range $45–$90/m² depending on condition and finish.

What it costs in Holland Park
Most Holland Park jobs land between $55–$75 per square metre depending on job size, floor condition and finish. Most homes take 2–4 days as a general guide. The full breakdown by job size, condition and finish is on our Floor Sanding Cost Brisbane guide.
A typical three-bedroom post-war home in Holland Park lands between $4,500 and $8,000 all in. Our minimum job is around $2,000. We quote after we have seen the floor and checked how much timber is left above the tongue, and the price we give you is the price you pay.
What actually happens, step by step
Day one. Furniture out, carpet and underlay up, tack strip and staples pulled. We walk the floor for movement, loose nails and old glue, and fix what needs fixing before a sander goes near it. Then the first cut with the big machine to take the old finish back to clean timber.
Day two. Finer passes, edges and corners done by hand, gap filling where it makes sense. If anything about the boards looks off — cupping, dark patches, a damp subfloor — we moisture test before any finish goes on. Coating over wet timber is how floors cup and lift months later.
Day three and four. Coats go on. Water-based finishes dry fast enough that most homes get two or three coats across two days. Socks the next day, furniture back a few days after that.
What is under your carpet in Holland Park
Most of Holland Park went up between the late forties and the sixties, and those homes were built with tongue-and-groove hardwood strip flooring right through — usually brush box, blackbutt or a mixed hardwood. It is good timber, and we sand a test patch so you can see it before we coat.
What we find under Holland Park carpet is tack strip holes around the perimeter, old lino glue in the wet areas, and boards gone dark where sun got past the curtains. All of it sands out. What we check first is board depth, because a post-war floor that has been sanded twice already has less timber left above the tongue than people expect. If it is close, we say so before you decide.
Raise-and-build-under homes. Holland Park has had a long run of raise-and-build-under work, and that leaves marks on a floor — patched openings where the old stairs came out, a strip of mismatched boards where a wall was moved, a hole where the chimney sat. We source matching recycled timber, cut it in board by board, and blend the repair so it does not show through the finish. If the renovation is still going, talk to us before the plasterers finish — sanding after the trades are out and before the skirting boards go back on gives the cleanest result.
Can we stay in the house?
Mostly, yes. Sanding is loud and there is some dust even with extraction, so most families clear out during the day and come back at night. Once the coats start going on you need to keep off the floor and keep the house shut up. On a whole-house job we plan the room order with you so there is a path to the kitchen and bathroom where we can. Pets are best out for the coating days — low-fume is not no-fume.
Deck sanding in Holland Park
Built-under homes on the Holland Park ridges nearly all end up with a deck off the back, and they cop full western sun. We sand grey, weathered boards back to fresh timber and re-coat with durable exterior finishes. Deck work is quoted separately — see our deck sanding and re-coating page.

Most Holland Park jobs land around $55–$75 per square metre for a full sand and coat, with the full range $45–$90/m² depending on condition and finish. A typical three-bedroom post-war home is $4,500–$8,000 all in. We quote on site, and the quote is the price.
-
Usually tongue-and-groove hardwood strip flooring — brush box, blackbutt or a mixed hardwood, laid when the house was built. It is often in better shape than owners expect, because carpet protects boards from wear and sun.
-
Depends how much timber is left above the tongue. We check board depth before quoting, not after starting. If a full sand is not on, a light cut and re-coat is often the better and cheaper answer.
-
Yes. Raise-and-build-under and open-plan work in Holland Park leaves patches everywhere. We source matching recycled timber and cut repairs in board by board so they blend under the finish.
-
When the floor calls for it. Built-under homes can hold damp in the lower level, so if the boards show signs of holding moisture — cupping, dark patches, a damp subfloor — we test before any finish goes on. It’s part of the job, not an extra. Most floors don’t need it.
-
Yes — Holland Park, Holland Park West and the streets running down toward Greenslopes and Tarragindi are all local work for us. We are based in Upper Mount Gravatt.
-
Water-based, low-fume finishes as standard — Bona, Berger Seidle, Loba and AquaGOLD systems — plus staining and lime washing where the look calls for it. See our water-based vs solvent guide for the straight comparison.
-
Usually, with the work area off limits. With low-odour water-based finishes it is far more manageable than the old solvent days. We map out room-by-room timing at quote stage.
