Working to a changeover date
The single most useful thing you can do is tell us the date at the first phone call, not after the quote is accepted.
Here is why. A floor sand is not one continuous task you can compress. It is a cut, then a fill, then three coats, and every coat has a drying time before the next one goes on. Those times do not move because the lease does.
So we build the schedule backwards from the day the new tenant walks in — not forwards from the day the last one leaves. That usually means we need the property a couple of days earlier than owners expect, and it is far better to find that out three weeks ahead than three days.
Two dates matter and they are different:
Walk-on. When light foot traffic is fine.
Furniture and cure. When furniture can go back and rugs can go down. Rugs are last, because a rug traps solvent under it while the coating is still hardening.
A tenant moving in on the walk-on date with a truck full of furniture is a problem. We give you both dates at handover so you can brief the agent properly.
What finish for a rental
Different question to what finish for your own home.
A rental floor takes more traffic from more people who did not choose it and are not going to baby it. We would generally recommend a harder-wearing commercial-grade water-based system rather than the softest, best-looking option.
The other consideration is repairability. A finish that can be spot-repaired or lightly re-coated between tenancies costs far less over ten years than one that needs a full sand every time it looks tired.
Worth thinking about across a whole tenancy cycle rather than one job.
Workers cottages and hoop pine
Kelvin Grove cottages are small, often 70m² to 100m², and usually hoop pine through the main rooms.
