What it costs in Auchenflower

Painted floors
A lot of Auchenflower floors carry paint. Sometimes a deliberate white or grey from a nineties renovation, sometimes an original enamel border that framed a rug, sometimes just an old undercoat nobody ever finished.
Paint changes a job in three ways.
It takes longer. Paint clogs abrasive far faster than a coating does, so belts need changing more often and the first cut is slower. That is real time and it goes in the quote.
Age matters. Paint in a house of this era can predate the removal of lead from domestic paint. Where a floor has old paint on it, we treat it accordingly — that means the appropriate controls during removal, not just running a machine over it and hoping. If you are unsure what is on your floor, say so at quote stage and we will assess it before anything starts.
It can go deeper than you think. Paint that has soaked into open grain or into gaps between boards does not always come out with the surface layer. On hoop pine especially, some residual colour can remain in the grain. We will show you what we are dealing with on a test patch before committing to a finish.
Hoop pine
Most Auchenflower Queenslanders have hoop pine through the main rooms, and it behaves differently to hardwood.
It is softer, so it cuts faster and it is easier to take too much off. It takes stain unevenly, because the soft early wood absorbs more than the denser bands — a stain that looks even on a sample can read stripy across a room. And it marks more easily once finished, so the coating choice matters more than it does on Blackbutt.
Done right it is a beautiful floor. Pale, warm, and right for the age of the house.
Access and parking
Practical, and worth mentioning because it affects the day.
Auchenflower streets are narrow, a lot of the houses have no off-street parking, and some of the hill streets are permit zones. We need to get a van close enough to run extraction hose to the door.
Tell us at quote stage where we can park, whether there are permit restrictions, and whether there is a rear lane. If we have to walk gear a long way it goes into the time, so it is better known upfront.
