Dyna Floors has been restoring timber across Brisbane since 2012. The Gap is elevated bush-block living — homes cut into slopes against the Enoggera Reserve, most of them on poles or stumps, and nearly all of them with a deck that is doing more work than a deck in a flat suburb ever does.
That is the difference here. A Gap deck is often the main outdoor room of the house, it is high up, it gets full sun on one side and constant leaf litter and shade damp on the other, and it takes weather from every direction because there is nothing around it to break the wind.

Why Gap decks wear unevenly
Walk most decks in The Gap and you will find two zones.
The exposed side. Full sun, usually west or north. Ultraviolet breaks down the surface cells and rain washes them away, so the timber goes silver-grey and the surface roughens. This half looks worse and is usually the easier fix — it sands back to fresh timber.
The shaded side. Under the eaves, against the bush, or on the low side of the slope. Less sun, but constant leaf litter holding moisture against the boards, and slower drying after rain. This half often looks better and is the one worth checking properly, because sustained damp is harder on timber than sun is.
The practical consequence is that a deck coated evenly with a single approach wears unevenly and needs attention at different times on each half. We look at both zones when quoting rather than pricing off the good end.
Elevated decks and access
A deck three or four metres off the ground on a sloping block is a different job to one at lawn level.
We assess it on site rather than off photos. What we are looking at is whether the deck can be worked from above only, whether edges and the outer board can be reached properly, and what the drop is. Some Gap decks have a metre of clearance at one end and four at the other.
We are not structural engineers. But if we can see something that looks like it needs a builder — movement in a post, a bearer that has gone, fixings pulling — we will tell you and stop rather than coat over it.
Leaf litter and gutters
Small thing, big difference on a Gap deck.
Leaves that sit in the gaps between boards hold water against the timber for days after rain. Over a few seasons that is what rots the top of a joist, and by then the board looks fine and the thing under it does not.
Clearing the gaps a few times a year does more for a Gap deck’s life than any coating choice. Worth saying because nobody sells it.
Interior floors in The Gap
Most Gap homes are seventies to nineties timber-framed, and a fair number have hardwood through the living areas — often Blackbutt or Spotted Gum, sometimes with a raked ceiling above and a lot of natural light on the floor.
Sun matters indoors too. A floor that gets strong afternoon light through a big window will lighten or darken over the years depending on the species and the coating. If that is a concern, tell us at quote stage and we will talk through options.
