What actually happens, step by step

Day one. Furniture out, carpet and underlay up if it is still down, staples and tacks pulled. We check the boards for movement, loose nails and any spots that need fixing before a sander goes near them. Then the first cut with the big machine to take the old finish and the surface back to clean timber.

Day two. Finer sanding passes, edges and corners done by hand, gap filling where it makes sense. If anything about the boards looks off — cupping, dark patches, a damp subfloor — we moisture test before any finish goes on. Coating over wet timber is how floors cup and lift months later.

Day three and four. Coats go on. Water-based finishes dry fast enough that most homes get two or three coats across two days. You can walk on it in socks the next day and move furniture back in a few days after that.

What is under your carpet in Kedron

The interwar homes here — the ones with the tiled roofs, the casement windows and the hallway down the middle — very often have hoop pine floors. Once the coats start going on you need to keep off the floor and keep the house shut up, which is easy if it is one room and harder if it is the whole house. We plan the order of rooms with you so you keep a path to the kitchen and the bathroom where we can. Pets are best out for the coating days — low-fume is not no-fume, and a dog walking across a wet floor is a bad afternoon for everyone.
