Floor Sanding & Polishing in Ascot
Ascot is a renovation suburb. The character overlay keeps the pre-war houses standing, so the original hardwood stays and the work happens around it — an extension out the back, a new kitchen, a level opened up underneath.
That is the difference on an Ascot job. Many floors here are a mix of old and new, and the join is the part that matters. Send photos and a floor plan, or we can come and have a look. Either way, we quote both the old and new floors.
Floor sanding in Ascot costs $55–$75/m² for most jobs, with the full range $45–$90/m² depending on the floor.

What it costs in Ascot
Most Ascot jobs land between $55–$75 per square metre depending on job size, floor condition and finish. Most homes take 2–4 days as a general guide. The full breakdown by job size, condition and finish is on our Floor Sanding Cost Brisbane guide.
Access does not add a hidden surcharge to the per-metre rate. Where a job needs extra time to get gear in and out, we say so in the quote and you can see it.
What Ascot floors are getting in 2026
Ascot renovates. The overlay keeps the pre-war houses up, so the original hardwood stays and the extension gets a new floor.
Where a new floor goes in, it’s often European oak in wide boards, with a natural, low-sheen look. Hardwax oil is one of the finish options, alongside water-based coatings. Grey and gloss floors from a few years ago are being sanded back to match.
Our job is the finish and the join. New oak gets sanded and coated once the trades are out. Engineered oak can be sanded and finished like any other timber floor. How far we sand depends on the thickness of the top layer, and we check before we start. Where old boards meet new, we sand and finish both together.
Send a photo of the boards, or we can come and have a look for you.

Stairs are priced separately from the floor, per tread. The price depends on how much prep the stairs need. Risers and stringers are included. Send a photo and we’ll quote it.
-
Where old boards meet new, we sand and finish them together so the floor runs as one. Old and new timber take colour differently due to age, so we bring them as close as we can.
-
Usually tongue-and-groove hardwood: Brush Box, Blackbutt or a mixed hardwood, laid when the house was built. If yours is carpeted, lift a corner of the room and send us a photo, and we’ll tell you what you’ve got.
-
Yes. Renovation work leaves patched openings, where a wall came out, a staircase moved, or an extension met the old floor. Most owners have their builder or carpenter replace and fix the boards first. Then we sand and finish the whole floor so the old and new boards run as one surface.

Water-based and low-VOC systems — Bona, Berger Seidle, Loba and Aqua Gold — plus staining and lime washing. Our water-based vs solvent guide has the honest comparison.
-
Usually, with the work area off-limits. On a two-storey Ascot home we can often stage it so you keep one level while we work the other. We map the timing out at quote stage.
