What a deck job actually involves
A grey deck is not rotten. Grey is what the surface cells of the timber do when ultraviolet breaks them down and rain washes them out. Underneath that layer is the same hardwood that went down originally.
Sanding takes off the weathered layer and gets back to fresh timber. Then it needs a coating, and the coating is the part that decides how long you get before you are doing it again.
We check the structure first. Loose or lifted boards get re-fixed, protruding fixings get punched, and split boards get called out before we start rather than after. If a board needs replacing we will tell you at quote stage.

Penetrating oils soak into the timber rather than sitting on top. They wear back gradually and evenly, which means a re-coat is a wash and a fresh coat rather than a full sand. They need doing more often — realistically every twelve to eighteen months on a west-facing Brisbane deck.
Film-forming finishes sit on the surface and last longer before they need attention. When they do go, they go by flaking and peeling, and that means sanding the whole thing back before you can re-coat.
